When do I pay the deposit and balance?

The deposit is payable by the date stated in the compromis. It is unwise to delay payment of the deposit as the vendor is allowed to retract from the sale and put the property back on the market.
The final balance has to be received by the notaire before the date set for the final signing of the Acte. Many Notaires will not set this date until the balance has been received. This may seem extraordinary but that is the system in France and no exception can be made simply because the buyer is not French! Please note that whatever your bank may say about quick electronic transfers, a transfer to a notaires account almost always takes 5 or 6 days. Money laundering checks cause the bulk of the delay. If your payment has not arrived by the day of signing, the signing will not take place.
